Le Lodge Des Neiges is a new 4 star residence about to built in Tignes 1800 by leading luxury French property developer MGM.
The residence will comprise of 63 one to four bedroom luxury leaseback apartments with over 1000m2 dedicated space for an indoor swimming pool, gym and spa complex. Direct access to the entire Tignes Val D’Isere ski area will be possible in minutes via the recently constructed 8 man “Boisses” gondola, making Le Lodge Des Neiges “the ultimate in ski in ski out luxury accommodation”, according to MGM.
The site for this new development is just a stone’s throw from the existing MGM development CGH Residences Kalinda which was completed only a few years ago. MGM strive to marry together original features and buildings of the pre-existing village with the new construction including modern features and modern materials. You can see how this is achieved by looking at how the relatively new Kalinda is incorporated into the existing architectural features of the old village, including for example, the church. Le Lodge Des Neiges will be constructed “using stunning materials such as stone, wood, copper and roofs out of local stone tiles” in order to maintain this balance between the existing traditional and modern.
Using stunning materials such as stone, wood, copper and roofs out of local stone tiles, you can be assured of authentic and charming chalets which one can only imagine in the mountains. Le Lodge des Neiges will be a subtle blend of traditional architecture and the most modern of fittings. The smallest of details have been considered, equally in the materials used as the finishes.
The village of Tignes 1800 is home to a bakery, post office, church, supermarket, bars, restaurants and two ski shops, so many of the amenities that a resident may look for can be found locally. Not to mention easy access to a state of the art 8 man gondola connecting Tignes 1800 to the rest of Tignes, and of course beyond into the Val D’isere side of the ski area. There is also a new free “magic carpet” lift giving access to a beginner ski zone, perfect for new skiers and young children.
The apartments will be sold fully furnished with fitted bathrooms and kitchens, and decorated in a sympathetic “Mountain chalet” style, with sweeping balconies designed to show off the best views. Each apartment comes with covered parking, cellar space and a ski locker. The 1000m2 leisure area will comprise of an indoor swimming pool, children’s paddling pool, gym, sauna, hot tubs and steam room, all for private use by the residents or their guests.
Apartments will cost from 250,000€ for a 1 bedroom, and from 650,000€ for 4 bedrooms. The leaseback opportunity means that owners can expect to earn up to 13,000€ per year on rental income, plus gain access to partnering CGH residences across the French Alps at no additional cost. This high level of flexibility and encouraging rental income potential make this style of property ownership particularly appealing to some investors.
Having spoken to various locals and seasonnaires around Tignes I can tell you that the general feeling regarding this new development is positive. The up and coming village of Tignes 1800 is growing year on year, and Le Lodge Des Neiges would bring a lot more footfall to the area. “It’s been great seeing the village come to life over the last few years” a local Tignes 1800 resident told me. “I think the bars and restaurants down here would be delighted to accommodate a larger client base, and more residents and holiday makers at this level of resort would encourage more of a vibe.” Not everyone feels the same though, and there are concerns that in a resort where affordable housing for locals and seasonnaires is already an issue, a new luxury development is only going to exacerbate the problem. “We’re just getting out-priced”, a Tignes resident told me. “There’s not enough accommodation for season workers as it is, so building more luxury apartments for holiday makers just isn’t going to help any of us.” There were similar concerns thrown up after plans for a new development proposed in Val D’Isere, “Le Coin De Val”, were recently announced.
Building for Le Lodge Des Neiges will commence Spring 2017, and MGM hope to have completed construction by Christmas 2018.
